Parties Involved:
- Client: The individual or entity commissioning the design of home maps for a two-floor building.
- Architect/Designer: The professional responsible for creating the home maps for the two-floor construction.
Budget:
₹80,000 (for 50 home maps, inclusive of all applicable taxes).
Scope of Work:
The architect/designer will create 50 home maps for plots ranging between 500 and 1000 square feet, designed to accommodate two-floor residential buildings. These maps will be tailored to maximize the use of space and comply with local regulations for multi-story residential properties.
Design Requirements:
- Two-Floor Layouts: Each map will incorporate designs that efficiently use the available area for two-floor construction. This includes:
- Ground Floor: Common spaces such as the living room, kitchen, dining area, and bathroom, with emphasis on accessibility and space optimization.
- First Floor: Bedrooms, additional bathrooms, and possibly a terrace or small balcony, designed to offer privacy and comfort while maximizing the plot’s potential.
- Site-Specific Adjustments: The architect will assess the site conditions (e.g., land shape, slope, and access) to ensure the design is suitable for construction.
- Functional Spaces: The designs will include efficient circulation spaces, adequate storage, and proper ventilation to ensure a comfortable living environment.
- Regulatory Compliance: The design will adhere to local building codes, safety standards, and zoning regulations, ensuring that the two-floor structure is legal and practical.

Design Process:
- Initial Consultation & Site Visit: If necessary, the architect/designer may conduct a site visit to evaluate the plot. The client will provide any specific requirements, such as the number of rooms, preferred styles, and additional features (e.g., parking, garden, etc.).
- Preliminary Drafts: The architect will create initial floor plans and elevations for the two-floor design, which will be submitted to the client for review.
- Client Feedback: The client will review the initial designs and provide feedback. The architect will revise the plans based on this feedback, ensuring the final design aligns with the client’s vision.
- Final Plans: Upon approval, the architect will prepare the final, detailed home maps suitable for construction, including the layout, elevations, plumbing, electrical plans, and any other necessary details.
Timeline:
The architect/designer will complete the 50 home maps for two-floor buildings within 8 weeks, broken down as follows:- Week 1-2: Site analysis and development of preliminary drafts for the first 25 maps.
- Week 3-5: Completion of drafts for the remaining 25 maps, including client feedback and revisions.
- Week 6-8: Final revisions and delivery of the completed home maps.
Payment Terms:
- 20% advance payment upon signing the contract (₹16,000).
- 40% after delivery of the first 25 home maps (₹32,000).
- 40% upon completion and final approval of all 50 home maps (₹32,000).
Rights and Ownership:
- The client will hold exclusive ownership of the final designs and blueprints upon receiving full payment.
- The architect/designer retains the right to use the maps in their portfolio for promotional purposes but will not sell or distribute the designs to any other party without the client’s consent.
Revisions and Modifications:
- The client is entitled to two rounds of revisions: one after reviewing the preliminary designs and another after receiving the final drafts.
- Any additional revisions or alterations requested by the client beyond these two rounds will incur additional charges. These charges will be agreed upon in writing before proceeding.
Termination Clause:
Either party may terminate the contract by providing a 15-day written notice.
- If the contract is terminated after some work has been completed, the client will compensate the architect/designer for the work done up to the termination date, including drafts, design plans, and consultations.
Confidentiality Clause:
The architect/designer agrees to keep all plans, designs, and client information confidential. The details will not be shared with any third parties without the client's written permission.
